Booking

To book Highfields or Herdwick barn, the guest making the booking must confirm the details on the booking form sent to them after the initial enquiry. The booking will be provisionally booked for 24 hours until a payment of the 25% non-refundable deposit has been received. Once the deposit has been received, the booking has been confirmed, and the remaining 75% of the letting cost must be paid 6 weeks before your arrival date. Details of the date for payment is on the booking form. If either, the deposit or balance is not paid within the required time, the dates will be released, the booking will no longer be valid, and the dates will be made available to other guests to book. If the booking is taken less than 6 weeks before the arrival date the letting cost needs to be made in full on confirmation of booking.

Cancellation of the booking by you

If guests cancel the booking more than 6 weeks before the arrival date the owners will be entitled to retain the deposit but will refund the balance if already paid.

If guests cancel the booking less than 6 weeks before the arrival date the owner will be entitled to retain all the monies received, unless the owner is able to re-let the property, then the owner will refund 75% of the balance.

Cancellation of the booking by the owner/ disruption to your stay

If the owner has to cancel your booking due to matters beyond their control for example, fire, flooding and structural damage, the owners will try to find alternative accommodation. However if this was not possible or unacceptable to you then a refund of the balance would be paid back to you, and you would have no further claim against the owner.

Number in the party

The number of persons in the group must not exceed that agreed at the time of booking.  If you wish to have family and friends visit during your stay, please make arrangements with us prior to your stay, if you are aware of their visit, or alternatively during your stay.  Please note unfortunately they will not be able to stay over for the night.

Damage and care of property

The guests are responsible for leaving the property clean and tidy and as you would expect to find it.  Any breakages, problems or damage must be reported to the owner as soon as possible so that it can be repaired or replaced ready for the next guests to arrive and maintain the standard that we wish to achieve for all our guests.  Please note a charge will be applied for breakages, damage or additional cleaning costs, due to the property being left in a condition that is considered by the owner, not to be an acceptable standard of care for the property and its belongings.

Accidents, injury and personal property

The owners shall not be liable for the personal injury or death to yourself or other members of your party and any damage to your property arising from the letting.  Cars are parked at owner’s risk.

Access during your stay

An outside area is available for you to enjoy within the boundary of the barn. This is explained in the welcome pack. Please respect the privacy of neighbouring properties, their land and livestock. Please be aware that we are a working farm. Children must be accompanied and supervised by an adult at all times.

Bed linen and towels

Bed linen and towels are provided and included in the rental price. Cot bedding is available on request if required.

Fuel and heating

The barns are heated by oil fired central heating which is included in the letting price.  A starter pack of logs, coal and sticks are provided.  Additional sticks, coal and logs are available to buy from the farm.

Smoking

The properties are non-smoking including e-cigs.  Any damaged caused by not following this request will need to be paid for

Pets

Sorry we do not allow pets at either of the properties.

Owners access to the barn

The owners reserve the right of access to the barns to carry out and inspect essential maintenance as necessary.

Travel Insurance

We advise that you arrange travel insurance for your stay, should anything happen that would prevent you from coming for your holiday.

Arrival and Departure

The property will be available for you on the date of letting from 4pm. For key collection arrangements and directions for when you are closer to the property, please contact the owner at least 48 hours before your arrival. You will need to vacate the property by 10am and leave the barn in a tidy and clean condition as found.
